Roof Cleaning

Soft washed, never blasted. Pressure on a roof costs you tiles.

Moss holds water against the tile and pushes it into the laps. On the coast it grows thick on the shaded pitch and drops into the gutters, which is usually how people find out they have it. Left long enough it lifts and cracks tiles, and frost does the rest.

We scrape the bulk moss off by hand and then soft wash — low pressure, biocide treatment — so the remaining growth dies back and weathers off over the following months. Anyone offering to jet wash your roof is offering to strip the granules off your tiles.

When you need it

  • Moss visible along the tile laps, especially on the shaded pitch
  • Moss and grit turning up in the gutters or on the drive
  • Dark lichen staining across the roof
  • A roof that looks noticeably darker than your neighbours’

How we do it

STEP 01
Set up safe access

Access is planned before anything else and the working area below is cordoned. Height and pitch are the reason roof work is quoted after a look rather than over the phone.

STEP 02
Scrape the bulk moss by hand

Thick moss comes off by hand from the tiles and out of the valleys. This is the part that makes an immediate visible difference.

STEP 03
Soft wash the pitch

Low pressure and a biocide treatment across the roof. This is the opposite of jet washing — the chemistry does the work, not the force.

STEP 04
Clear what came down

Everything that came off the roof goes into the gutters, so gutters and downpipes are cleared as part of the job rather than left for you.

STEP 05
Clean up at ground level

Moss and debris are collected and taken away. The drive and borders below get rinsed down.

Roof Cleaning questions

Do you pressure wash roofs?

No, and you should be wary of anyone who offers to. High pressure strips the protective granules off concrete tiles, drives water up under the laps and can lift tiles outright. Roofs are scraped by hand and soft washed at low pressure.

How long until the roof looks clean?

The bulk moss goes on the day and the difference is immediate. The remaining staining and lichen die back and weather off gradually over the following months. That is the treatment working, not a job left half done.

Is the biocide safe around plants and pets?

It is applied at low pressure and controlled, and planting below is wetted down and covered where needed. Keep pets in while we are working and off the treated area until it has dried.

Will it damage my tiles?

Soft washing does not. The risk on a roof comes from foot traffic and from pressure — which is exactly why we minimise both.

Can you do a roof in winter?

Frost and high wind stop roof work for safety, so winter jobs get moved rather than forced. Treatment also works better in milder conditions.

Why does my roof get so mossy here?

Coastal damp, shade and mild winters. A north-facing pitch that never sees a full day of sun holds moisture year round, and that is all moss needs.
